Simple Ways You Can Improve Your Home’s Resale Value

If you’re planning on reselling your residence, you may feel powerless in such a complicated process. Although a good broker may be the only person who can properly handle all the paperwork, there are plenty of simpler tasks for you to still do. Whether you own a large house with a yard or a small hdb resale flat, you can make small improvements that really up your home’s value.

First and foremost, make sure your place is dirt and junk free. Although cleaning a home is not something anyone looks forward to, it could really hurt the resale value if you neglect to. Scrub the floors, toss out useless clutter and grab your Dyson upright vacuum cleaner to make those carpets spotless.

Take the time to judge the state of your current paint job. Are there any cracks? Do all the colors match? Although you may have gotten used to these flaws, it will be very off-putting to a potential buyer. Even if their plan is to repaint the walls, they will not feel comfortable in your place and this can seriously affect your sale.

Once you have cleaned up and color coordinated, it’s time to use your creativity and choose some interesting home decor accents. The key here is to be subtle. You don’t want to pick anything too extravagant. The point is to give the sense of home to the buyer. The sense that someone really enjoyed living there.

For the large home owners, chances are you have a front lawn. Yard upkeep is always one of the pains of home-owning, but this is something you can not afford to put off when trying to resell your house. Mow the grass, sweep the leaves and get rid of any dead plants. Let the buyers feel like your yard is picture perfect year round. If you leave it unkempt, don’t be surprised if many don’t even make it to the door.

After you’ve taken the necessary steps to get your home looking its best, it’s time to capture it on film. Don’t make the mistake of taking any old photos. If you can catch your place at just the right time of day, from just the right angle, you can create some alluring shots. There is no doubt that this will bring twice as many buyers your way.

So don’t waste your time getting bogged down by the complicated paperwork involved in selling your home. Leave that to the broker. Focus your energy on things you can control such as cleaning, painting, mowing the grass, etc. Your common sense tasks will pay off and you may end up with a better deal than you ever imagined.
